Hi everyone. In this video we’ll be talking about the Coming Soon status. I’ll go over the rules, requirements, and answer a couple of frequently asked questions about the status. 

 

Coming Soon allows you to enter your listing before it is available for market. During that time, listing agents can add virtual tours, marketing materials, and listing documents before the listing goes active. Public marketing is also allowed during the coming soon period. Coming Soon listings do not syndicate to third party sites, however. They are only available to Virginia MLS CoOp users and their clients. 

 

In order to submit listing in the Coming Soon status, listing agents must have a ratified listing agreement and the CVR MLS pre-marketing addendum. The coming soon addendum must indicate the expected on-market date. This will be the date that the listing goes from Coming Soon to Active status, and the date may not exceed 21 days after the list date. You will enter this information on the listing info tab of the input form. Please note that if you expect showings to begin upon the expected on-market date, you should not fill out the Delayed Showing and No Show Until fields. 

 

Listing photos are not required to enter a coming soon listing. You may upload photos or use the placeholder photo available in the Links tab. 

 

Coming Soon listings must be submitted within three days of the ratification of the listing agreement or within one business day of public marketing, whichever comes first.  While marketing the property is allowed, showings during the coming soon period are prohibited. If the seller decides that they’d like to show the property before the expected on-market date, you must make the listing active and available for showing before any showings take place.  

 

Also, listings entered as coming soon cannot be entered as coming soon again by the same agent until the listing has been off the market for at least ninety days. In the event that your coming soon listing goes active before it is ready, you can change the listing to Temporary Withdrawn until it is ready to be changed to active. As an alternative, you may leave the listing as Active and add delayed showing instructions.  This is important because once a coming soon listing is made Active it cannot return to the Coming Soon status.
