In this video, we will discuss best practices for using the CVR MLS Coming Soon status. 

 

You can use the Coming Soon status to enter a listing into CVR MLS while you are preparing the listing for market for up to 45 days from the seller’s ratification of the listing agreement. 

 

To submit a listing in the Coming Soon status, listing agents must have a ratified listing agreement and the CVR MLS Coming Soon Addendum – CVR 150 in the forms library – for the property being listed.

 

Coming Soon listings must be submitted into CVR MLS within three days of the seller's ratification of the listing agreement or within one business day of public marketing, whichever comes first.   

 

The Coming Soon addendum must indicate the expected-on-market date, and this date must be entered into the corresponding field in the listing input form. The system will automatically change the listing to Active at midnight on this date, so please ensure that you have entered the date accurately. 

 

Listings cannot be reverted to Coming Soon after they have been changed to Active. 

 

While a listing is in the Coming Soon status, listing agents can add virtual tours, photos, marketing materials, and listing documents before the listing goes Active. While in Coming Soon status, days on market do not accrue. 

 

Coming Soon listings may be publicly marketed and are syndicated to third party sites if the Internet Display field on the input form is set to “Yes.” 

 

Showings are prohibited while the listing is in the Coming Soon status. Before a showing can occur, listings must be changed to Active, and all delayed showing instructions must be cleared. If you know that showings will occur when the listing changes to Active on the expected-on-market date, you do not need to fill out delayed showing fields. 

 

Listings entered as Coming Soon cannot be entered as Coming Soon again by the same brokerage until the listing has been off market for 60 days. 

 

If the property is not ready for market at the end of the Coming Soon period, you can change the listing to Temp Withdrawn until it is ready to be changed to Active. In this scenario, the listing will have one day on market until it is returned to Active. 

 

As an alternative, you may leave the listing as Active and add delayed showing instructions. In this scenario, days on market will accrue.
