Permitted Activities (Do’s)
Sharing Listings Within Your Brokerage
- Agents may share listings from within their own firm if permitted by their brokerage
Using IDX Links
- Listings may be shared if they are posted directly from an IDX-compliant website

If the platform limits captions to 200 characters or less the IDX thumbnail link may be used without additional attribution

If captions exceed 200 characters you must credit the listing agent.

Sharing Without Permission

Do not share another agent’s listing outside of an IDX feed unless you have written permission from the listing agent.

When permission is granted, it must be clearly stated in the post.
Creating Video Content Without Permission
- Do not create videos (e.g., TikTok, Instagram Reels, YouTube) featuring another agent’s listing without permission
- This applies even if:
- The address is not disclosed
- The listing is widely recognizable
Unauthorized Use of Listing Photos
- Do not assume public listings allow photo reuse.
- Listing photos are protected and require proper authorization and compliance with CVR MLS rules.
