Here are some reminders and tips to help you use the Coming Soon status effectively:
- The Coming Soon status is available if a property owner is preparing the property for sale, but it is not ready to be shown.
- A Coming Soon listing is required to have a ratified Pre-Marketing Addendum (form CVR 150) to be entered into the MLS. This addendum informs the Property owner of the requirements and restrictions for entering the property in Coming Soon status.
- A listing can remain in Coming Soon status for up to 21 days from Seller's ratification. After 21 days, the listing status will automatically change to an Active status.
- A Coming Soon listing must be entered into the MLS within three (3) days of the seller’s ratification of the listing agreement, or one day of Public Marketing, whichever comes first.
- Coming Soon listings must have a List Price.
- You can add virtual tours, marketing materials and listing documents to a Coming Soon listing.
- A Coming Soon listing may be advertised – you may advertise it on social media, your website or place a sign in the yard if your seller authorizes it.
- Coming Soon listings are not included in external, public facing data (IDX) feeds so you won't see the listing on public, third party sites.
- If you need more time than 21 days, consider using the Temp Withdrawn status.
- Listings in Coming Soon status may not be shown until the Listing is placed in Active status. If your seller authorizes a showing while under Coming Soon, change the status to Active before the showing.
- You can schedule future appointments through ShowingTime for showings that will take place when the listing goes active (don’t show it while under a Coming Soon status!)
- Coming Soon listings must be changed to Active before showings can occur.
- Days on market do not accrue.
- A listing that was once under the Coming Soon status cannot be reentered as a Coming Soon listing until the property has been off market for 90 days or more.
